Evorimo automates the real estate sales process without a real estate agent
If you sell a house for 400,000 euros through a real estate agent, as the seller you’ll quickly end up paying around 14,000 euros in commission. Many homeowners would love to save that money. But then they’re faced with a mountain of tasks: posting the listing on multiple platforms, dealing with dozens of inquiries in their inbox, handling phone calls, scheduling showings, preparing documents, and figuring out what price is actually realistic. In the end, many end up signing the real estate agent contract—not out of conviction, but because they’re overwhelmed.
This is where Evorimo comes in. The Munich-based platform enables owners to sell or rent their property without an agent. The software handles the time-consuming processes, from the listing and inquiries to scheduling appointments. Instead of a commission, users pay a fixed monthly fee. Evorimo GmbH was founded in March 2026 by Benjamin Lorenz, who has inside knowledge of both the IT industry and the real estate brokerage business.
Enter once, publish everywhere
The process begins with a guided entry workflow. Owners enter their property details step by step, upload photos, and receive a price estimate based on current market data. An AI drafts the text for the property description. Evorimo then uses interfaces to publish the listing simultaneously on major real estate portals and across a partner network.
What happens when an inquiry comes in
The real work begins after publication. If a prospective buyer contacts the owner through one of the portals, Evorimo automatically retrieves the inquiry, stores it in the central dashboard, and notifies the owner. If the automated feature is enabled, the prospective buyer is then asked a few short questions about financing, budget, and timing of the purchase. Based on their answers, a traffic-light system is generated to indicate whether they are a serious potential buyer. The system then invites them to book a viewing appointment themselves—in person, via video, or over the phone—within the time slots approved by the owner. Confirmations and reminders are sent out automatically. The owner then provides specific documents, such as the land registry extract, via a link.
This way, an inquiry can proceed from receipt to a booked appointment without the owner having to pick up the phone.
Automated or Traditional Approach
Owners decide for themselves how much of this they want to use. The automated process can be turned on or off individually for each property. Those who prefer the traditional approach can respond to inquiries personally, speak with prospective buyers by phone, and schedule appointments on their own. In both cases, the dashboard remains the central hub for all inquiries, appointments, and documents. A step-by-step guide walks you through the process up to the notary appointment, and an AI assistant is available around the clock to answer questions.
Most owners pay the commission not because they absolutely want a real estate agent, but because the workload—on top of their jobs and daily lives—simply becomes too much: sorting through inquiries, coordinating appointments, and sending documents. We take care of exactly this tedious administrative burden for them. Viewings and negotiations remain the responsibility of the owner, but they’re never on their own throughout the process.

However, it doesn’t work without some effort on their part. Owners conduct the viewings themselves, and price negotiations are also their responsibility. Evorimo deliberately does not see itself as a real estate agent: the company does not act as an intermediary and does not charge a commission. Those who want to hand over the entire sales process are still better off with a traditional real estate agent.
From IT to the Real Estate Industry
Benjamin Lorenz comes from the IT sector. For eight years, he held leadership positions in sales, business development, and service at international IT manufacturers, distributors, and system integrators in Germany, the Netherlands, and the U.S. His areas of focus were data centers, IT infrastructure, and virtualization.
In 2023, he entered the real estate marketing sector and started his own real estate brokerage firm in the Munich metropolitan area. There, he witnessed firsthand why private sellers fail: rarely due to a lack of willingness, but mostly because of the organizational effort involved. Many marketing processes repeat themselves with every property and, he believes, can be largely automated. Evorimo was born from this combination of both worlds. The platform is an in-house development and is continuously being expanded with new automation features.
First Sales, Now Also Rentals
Several owners have already sold their properties through Evorimo and have shared their experiences on the review platform Trustpilot. In September 2026, Evorimo expanded the platform to include private landlords. The underlying problem is similar: a well-located apartment generates a flood of inquiries in a short period of time. Landlords use the same infrastructure as sellers, from the central inbox to automatic appointment scheduling.
The Evorimo Startup
Evorimo GmbH was founded in March 2026 by Benjamin Lorenz and is headquartered in Munich. The company is registered in the commercial register of the Munich Local Court, and the Evorimo trademark is protected as an EU trademark. The platform is aimed at property owners throughout Germany who want to sell or rent out their properties on their own.
The goal is ambitious: Evorimo aims to become the go-to platform in Germany for anyone selling or renting without an agent, offering a product that automates as much as possible at a fair, transparent price. Whether this succeeds depends on the question every property owner asks themselves: Do I feel confident enough to handle the sale on my own? Evorimo aims to make answering that question much easier.
